Services
Project Management
David provides both project management and general contracting services. As contractor, he finds, hires, and manages subcontractors and suppliers and is responsible for material selection. Project management includes close coordination and cooperation with the architect, landscape architect, engineers, inspectors, arborist, and any other professionals involved in the project.
Construction
David carries out all aspects of construction, including: specifying the scope of work; obtaining, evaluating, and comparing bids; setting and maintaining a realistic budget and schedule for the project; and providing job site security. His experience enables him to ensure that construction goes smoothly, and the myriad of details and issues that arise are handled efficiently and effectively.
Lien Control
Liens in the payment process should be avoided, but when they are involved it is critical to track pre-lien notices and to track payments and releases. The right to lien is a complicated issue which can arise from anyone who provides services, labor, or materials (buyers, subcontractors, etc.).
Job Close Out
David closes out jobs smoothly and efficiently, inlcuding: all approvals/sign-offs (Health Department, grading, Public Works, and engineering and other professional consultants); and contractor interactions (punch card, walk through, permit sign-offs, etc.).
